We are seeking a skilled and reliable Handyman/Property Turn Specialist to join our property management team. In this role, you will be responsible for preparing rental properties for new tenants by performing general maintenance, repairs, and cosmetic updates. Your expertise will help ensure that our properties meet high-quality standards and are move-in ready in a timely manner.
Key Responsibilities
Property Turnovers: Complete tasks associated with preparing rental units for new tenants, including cleaning, painting, patching walls, and addressing cosmetic and functional repairs.
General Maintenance: Perform basic repairs, such as fixing plumbing leaks, electrical issues, HVAC maintenance, carpentry, and appliance troubleshooting.
Inspection and Reporting: Conduct move-out and pre-move-in inspections to identify repair and maintenance needs. Provide accurate and detailed reports to property managers.
Cosmetic Updates: Paint interiors, replace flooring, install fixtures, and ensure all surfaces meet aesthetic and functional standards.
Preventative Maintenance: Identify and resolve issues proactively to prevent costly repairs and improve tenant satisfaction.
Collaboration: Work closely with the property management team, vendors, and contractors to ensure repairs and turnovers are completed efficiently and within budget.
Safety Compliance: Adhere to all safety protocols and ensure work is performed according to company and industry standards.
Qualifications
Proven experience in general maintenance, construction, or handyman work.
Strong knowledge of basic plumbing, electrical, carpentry, and HVAC systems.
Ability to use power tools, hand tools, and other maintenance equipment safely and effectively.
Experience with residential property turnovers is a plus.
Excellent troubleshooting and problem-solving skills.
Strong attention to detail and a commitment to high-quality work.
Ability to work independently and manage time efficiently.
Basic knowledge of safety protocols and procedures.
Valid driver’s license and reliable transportation.
Physical Requirements
Ability to lift up to 50 lbs and perform physically demanding tasks.
Comfortable working in various environments, including indoors, outdoors, and in tight spaces.
Ability to stand, walk, bend, and kneel for extended periods.
Preferred Qualifications
Certification in a trade (e.g., plumbing, electrical, HVAC) is a plus.
Experience with property management software or digital maintenance tracking tools.
Bilingual skills are a plus.
