Braddock Investment Group – Chicago & Chicagoland

Our fast-growing real estate company is seeking a full time Disposition Manager to facilitate the marketing, negotiation and sale of properties held by and controlled by the company. The Disposition Manager is responsible for the development and implementation of the company’s pricing strategies, price execution and overall price management. This will require learning, understanding and implementation of the company philosophy regarding the analysis and negotiation of each opportunity to maximize the profits on each.

Our company owns, operates, and renovates properties all over Chicagoland. This position requires an attention to detail, a high aptitude for sales and negotiation, organization, and excellent communication skills. We are also looking for self-starters, who can oversee and manage a high volume of projects successfully with very little or no direction. Finally, the successful candidate will have experience working in sales, specifically real estate sales, and be a licensed real estate agent in the state of Illinois. A real estate license is a requirement for the job.

In addition to selling and renovating properties, the company generates 100’s of seller leads per month. A great sales agent will be able to convert a large percentage of those leads into new listings and market them on the MLS. And because there’s such a shortage of inventory of properties to sell, we have amassed a large pool of buyers looking for deals, and we’re able to match those seller leads to our hungry buyers.

The position of Disposition Manager involves creating marketing pieces that get emailed out to our established buyers list on a daily basis. Once the property has been marketing to our buyers, it is the responsibility of this position to communicate in a timely fashion and ultimately negotiate the sale of our properties from the interest the marketing generates. This will take place through various means – email, phone, text and/or in-person meetings. It will also be the responsibility of the Disposition Manager to show properties to interested buyers as needed.

The primary responsibilities of the Disposition Manager is to market, negotiate and sell the companies properties, convert seller leads into listings and work with our massive buyers list.

Roles & Responsibilities:

1. Market properties according to established procedures

2. Convert Seller leads into listings

3. Match our buyers to seller leads

4. Continuous improvement of processes and procedures

5. Create new buyer contacts in order to develop and grow our existing buyers list

6. Constant monitoring of available properties, and status along the sales process

7. Coordinate with entire team, specifically the Acquisitions Team, to utilize tools and analytics to guide pricing strategy to maximize profitable growth

8. Develop strong business relationships with investor buyers for maximum results and revenue for the company

9. Provide company with reports of all sales activity on a weekly/monthly basis

10. Help to develop and implement improvement strategies with the goal of maximizing revenue

11. Enter all relevant notes and data in to company CRM and a daily basis

12. Assist company with misc projects as needed

Compensation:

100% commission. Bonus Pay. Independent Contractor.

The right candidate for this role should easily make $70,000 to $80,000 in the 1st year. $100,000+ is absolutely realistic during the first year for the best of the best. There is no cap on how much you can earn.

Schedule:

Full time, but “flexible”. Three team calls per week required.

We close fast, buy the properties in “as-is” condition, and can buy and unlimited amount of properties if they fit our criteria.

This position is location dependent. You must live in Chicago-land and be able to drive to properties. We work in Chicago Cook County, and the surrounding counties, Lake, Dupage & Will.
