Job Title: Apartment Maintenance Supervisor
Location: Phoenix, Arizona
Employment Type: Temp-to-Hire, Full-time
Key Responsibilities:
Hands-on Supervision: Lead and manage a team of maintenance technicians, ensuring all maintenance tasks are completed efficiently and to high standards.
Maintenance: Perform routine and preventative maintenance on HVAC systems, plumbing, electrical systems, appliances, and other property facilities.
Repairs: Address and resolve maintenance issues, including electrical, plumbing, HVAC, carpentry, and appliance repairs.
Scheduling: Coordinate and schedule maintenance work orders, ensuring timely completion and minimal disruption to residents.
Safety Compliance: Ensure all maintenance operations comply with safety standards and regulations.
Vendor Management: Work with external contractors and vendors for specialized repairs and maintenance projects.
Budget Management: Assist in the management of the maintenance budget, keeping costs in line with the property’s financial goals.
Customer Service: Respond promptly to maintenance requests from residents, providing excellent customer service and ensuring resident satisfaction.
Inventory Management: Maintain inventory of maintenance supplies and equipment, placing orders as needed.
On-Call: Be available for emergency maintenance calls outside of regular working hours, as required.
Qualifications:
Experience: Minimum of 3-5 years of experience in apartment maintenance, with at least 2 years in a supervisory role.
Technical Skills: Strong knowledge of HVAC systems, plumbing, electrical, carpentry, and general maintenance.
Certifications: HVAC certification is required; additional certifications (EPA, CPO, etc.) are a plus.
Leadership: Proven ability to lead and manage a team effectively.
Communication: Excellent verbal and written communication skills.
Problem-Solving: Strong analytical and problem-solving skills.
Physical Requirements: Ability to lift heavy objects, climb ladders, and work in various weather conditions.
