Position Summary:
Project Managers are responsible for the day-to-day Janitorial operations and administrative activities to ensure conformance to contract requirements. Develops and implements cost control measures and level of service standards to ensure compliance with customer specifications / contract requirements for assigned building or project. Oversees inspections, quality control measures, and the inventory control of equipment and supplies for the assigned building. Assures proper staffing at all times by taking applications, hiring, corrective action and termination account personnel for all shifts, in joint with Human Resources. Responsible for client communication and satisfaction, working closely and directly with client on a daily basis.
Essential Functions:
Interface with client management and maintenance staff to coordinate and execute cleaning projects
Determines schedules and facilitates and coordinates work assignments of account personnel
Review employee performance
Ability to execute constructive discipline process
Complete all quality control programs in accordance with company guidelines
Ensure that services are performed as contracted and at the intended profit margins.
Control supplies inventory, equipment, and personnel necessary to meet customer specifications.
Interact with customers daily to obtain feedback on services and special needs. Troubleshoot potential problems and concerns.
Conduct quality of service inspections at assigned buildings.
Attend training workshops when scheduled and conduct same for on-site staff.
Develop operational improvement plans and implements process changes within assigned buildings.
Attempt to increase revenue by ensuring the Supervisors are looking for ways to provide additional or periodic services to the customers.
Ensure compliance with company policies, procedures, safety guidelines and all federal, state, and local government regulations.
Ensure that all paperwork, including terminations, labor variance action plans, and operational model is complete and accurate and is submitted to the district/hub in a timely manner.
Analyze and manage, in a proactive manner, both the financial and the operational performance of the assigned buildings.
Ensure that payroll is accurate and submitted to the appropriate payroll personnel in a timely manner and, when applicable, correct any payroll discrepancies.
Work with Branch Manager to develop an action plan for all invoices that are outside of the contractual parameters.
Manages and provides leadership to Supervisors, and Lead personnel assigned to the buildings.
Ensures leads are following Project Manager’s instructions at sites.
Responsible for the overall direction, coordination, and evaluation of account personnel within the assigned building.
Responsibilities include directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Provides constructive feedback on a continual basis.
Perform janitorial duties when Service employees do not arrive for work
Perform other duties as assigned.
Knowledge, Skills and Abilities Required:
Good verbal communication skills
Able to work well with all levels of employees and managers
Maintain a clean and orderly work area
Ability to perform job with minimal supervision
Regular and timely attendance
Bilingual English/Spanish a MUST
Minimum of 2 years managing janitorial operation and experience in a service/customer oriented environment
Flexibility with hours and schedule
Technical knowledge of all aspects of janitorial service delivery
Proficiency in Microsoft Suite
Must have valid driver’s license with a clean record.
Must be able to write reports and business correspondence and effectively present information and respond to questions from managers and customers.
