Leasing and Customer Service Specialist

The Leasing and Customer Service Specialist is responsible for conducting all job duties in accordance with Fair Housing Laws and Company policy. Hourly wage DOE.
Primary Responsibilities
Responsible for interacting directly with prospective and current residents to achieve maximum
occupancy and ensure resident retention and client satisfaction.
Maintain accurate and detailed records of traffic activity
Interview and qualify prospective residents in keeping with Section 42 tax credit guidelines and rental criteria
Inspect and ensure apartments are in move-in-ready condition before residents take occupancy.
Prepare lease documentation, and complete move-in paperwork and processes.
Process annual tax credit re-certification paperwork.
Assist with ongoing resident relations throughout the occupant’s tenancy, ensuring requests are
responded to promptly and accurately.
Comply with Fair Housing laws, applicable local, state, and federal laws, and company policies.
Perform other duties as assigned.
Maintain a regular schedule which may require weekends or non-traditional holidays.
Education and Experience
High school diploma is required.
One year of previous residential leasing experiencing and demonstrated customer service excellence
Prior experience with section 42 Tax Credit affordable housing
Skills and Requirements
Basic level knowledge with Microsoft Office including Outlook, Word, and Excel.
Sensitivity to confidential matters is required.
Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
Capable of reading, writing, and conversing in English.
Strong organizational and time-management skills.
Ability to cope with and defuse situations involving difficult individuals
Physical requirements include, but are not limited to:
Able to regularly sit, stand, reach, bend, and stoop repeatedly throughout your shift.
Able to walk the property grounds, on uneven surfaces and climb several flights of stairs
as necessary throughout your shift.
Some exposure to hot, cold, wet or windy conditions
