Pre-Construction Manager, R2L
Tennessee, Nashville, 37201 Nashville USADescriptionOur Rapid Rural Logistics (R2L) team is seeking a Pre-Construction Manager to support the programming and coordination of sustainable building designs for customer fulfillment and logistics building programs. Our team strives to design and innovate on the leading edge for operations, supply chain, and fulfillment. Our R2L team is looking for a qualified individual with a track record of working in a fast-paced collaborative environment. This position will work extensively with project stakeholders, business teams, and other internal/external partners to define, create, implement, and execute new projects through their lifecycle. Our ideal candidate will have experience at various stages of development including, but not limited to due diligence, conceptual design, estimating, contract management, people management, procurement, and permitting.Successful candidates have experience or backgrounds in the Construction Management, Real Estate Development, Architecture, or Engineering disciplines. This opportunity combines design, engineering, planning, project management, facilities management, and contract management. Candidates will be expected to create and present documentation for senior executives from time to time while in role.Key job responsibilitiesResponsibilities include (but not limited to):
Lead the pre-construction process for projects.
Research and compile all project specifics including but not limited to site survey, landlord work letter and permitting requirements in preparation for construction drawings.
Evaluate site feasibility
Lead the design for R2L Program projects to meet Amazon needs and operational requirements.
Coordinate with design efforts with contractors, operations, and maintenance teams to ensure technical and operational expertise if factored into design
Negotiate scope, price, and terms and conditions for design work, real estate agreements and construction scope
Lead and review design with regard to quality, schedule, and costs
Review and approve generated contract documents on behalf of Amazon.
Responsible for approval of developer/landlord building envelope delivery.
Develop an understanding of local permit processes.
Partner with key operational experts across the company to lead, support, and influence new business initiatives.
Basic Qualifications BA or BS in Construction Management, Project Management, Architecture, Engineering or equivalent from an accredited university. 5+ years in program or project management experience in related markets Experience with conducting financial business case analysis and translating information into useful formats Experience in negotiating commercial contracts (master agreements / work-orders)Preferred Qualifications Strong Design, Engineering, or Construction Management experience in the commercial, or industrial warehouse industry. Demonstrated ability to lead projects, think big and influence across all levels of an organization. Strong organizational skills and demonstrated ability in managing teams, project execution and delivery Experience in managing contracts, budgets, and project production Able to work with technical and non-technical business owners/partners to overcome obstacles and deliver results Excellent written and oral communication skills and the ability to meet tight deadlines and prioritize workloads Excellent communication skills, ability to simplify complex topics for broad audiences Able to travel up to 50%Amazon is committed to a diverse and inclusive workplace. The base pay for this position ranges from $69,700/year in our lowest geographic market up to $155,800/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
