Apartment Maintenance Technician

Excellent opportunity at established private company specializing in urban vintage apartment buildings. We are in search of a seasoned, full-time maintenance tech for our properties.
ABOUT BRISTOL URBAN: Bristol Urban acquires, restores, maintains and manages vintage, pre 1965 apartment and retail buildings in Portland and Vancouver.
JOB SUMMARY: This position is responsible for completing assigned maintenance requests and unit turns at Bristol properties throughout Portland and Vancouver.
WAGE STATUS: Hourly, Non-Exempt. Pay range: $21-$26/hr. Eligible for medical, dental, vision and life insurance after 60 days of employment.
ESSENTIAL FUNCTIONS:
Complete assigned maintenance and turnover requests
Communicate with tenants regarding maintenance
Use door hangers to indicate when technician is in an apartment or has visited an apartment
Investigate maintenance issues as they arise (water leaks, heat issues, water heating issues, electrical and structural issues) and repair as able
Assist with turnovers or other maintenance as needed
Paint turnovers or common areas as directed
Clear drain or toilet lines as necessary
Replace p-traps
Repair toilets as directed
Replace locks and door knobs
Apply caulk
Install cove base
Lightbulb replacement
Replace filters
Install fixtures when necessary
o Faucet
o Toilet seats
o Outlet & switch covers
o Escutcheons
o Shower rods
o Blinds/shades
Bi-annual pressure washing
o Sidewalks
o Stairs
o Building exteriors
o Garbage areas
o Other common areas
Assist in organizing, cleaning, and upkeep of property shops and storage areas
Graffiti removal
On-Call after hours and on weekends on a rotating basis
Provide emergency service when necessary, at any time
Complete paperwork for work orders
Report, repair, and/or schedule repair for items noticed on property visits that may not be formally requested
Test smoke and/or CO2 alarms and replace deficient batteries or devices
o In each occupied unit serviced
o In each turnover unit
o In common areas monthly/as necessary
Maintain and keep secure all keys entrusted to Technician I
Any other reasonable and proper tasks as may be assigned from time to time
KNOWLEDGE, SKILLS, & ABILITIES:
General knowledge of systems, infrastructure, mechanics of multifamily properties.
Participate in training in order to comply with company guidelines and with new or existing laws.
Good communication and interpersonal skills.
Ability to follow oral and written instructions in English.
Computer/technology skills sufficient to achieve proficiency in online work order management and property management software (AppFolio)
Good customer service skills.
Ability to prioritize multiple tasks.
Ability to work effectively with a team.
Ability to work independently as needed while supporting group efforts.
Able to tolerate stress
Acquire and maintain tools necessary to fulfill routine duties
Maintain good driving record
Maintain appropriate vehicle insurance and driver’s license
Maintain personal vehicle and vehicle equipment to be able to drive where necessary
QUALIFICATIONS:
Minimum 1 year experience multifamily or other facility repair and maintenance
Demonstrated strong mechanical skills
Demonstrated understanding basic plumbing
Demonstrated understanding basic electrical
Basic knowledge of construction techniques
Capable of managing multiple and competing priorities
Physically able to climb ladders, access HVAC systems, lift up to 50 lbs.
Reliable transportation a must
Valid driver’s license with no DUIs, revocations, or suspensions within the past 5 years
PHYSICAL DEMANDS: The work requires routine walking, standing, bending, and carry items weighing up to fifty pounds.
