Title:Skilled Carpenter/Painter – Punch List Support

What you’ll do:

1. Pool Area

Stain 32 existing pool posts to match current color.

Install 1x4 wood trim at base and top of each pool post.

Bar Area: Install trim around base plates, stain, and seal to match existing finishes.

Fill nail holes in trim where temporary fencing was attached (3 areas), then touch up and stain/paint as needed.

Seal and/or stain gazebo wood posts and other exposed wood elements.

Touch up pool fence and gate areas with black paint for uniform finish.

2. Pergolas (Building Entries)

Re-stain five (5) entry pergolas to match existing finish and apply sealant.

3. Building 1 – Exterior Punch List

Perform exterior paint touch-ups in designated areas.

Remove shims from common area doors located outside elevator lobbies.

4. Landscaping – Punch List

Provide mulch coverage to bare/patch areas.

Landmark subcontractor may be used to verify and execute exact quantities/placement.

5. Clubhouse

Remove incorrect sink, provide and install the correct replacement sink per direction.

Verify fit and connections; ensure final installation is complete and fully operational.

6. ADA Compliance Adjustments

Fur out backsplash areas as required to achieve compliant accessible reach range.

Adjust drywall, finish, paint, and reinstall backsplash to match existing conditions.

7. Pool Shower Installation

Install pool shower per approved drawings.

Coordinate final layout, tie-ins, and mounting details.

Submit shower model/spec for approval prior to installation (if required).

General Requirements

Work shall match existing finishes, colors, and quality.

Coordinate with site superintendent for access, sequencing, and verification.

Protect surrounding surfaces and clean up work areas daily.

All work to comply with applicable codes and project specifications.

Complete final touch-ups and corrections per punch lists

Assist with site clean-up, light repairs, and material handling

Follow safety protocols and maintain a clean work area
