Position Overview

The Part-Time Field Maintenance Technician supports the upkeep of residential and commercial properties by performing repairs, inspections, and preventive maintenance across multiple locations. This role works closely with property management to ensure properties are safe, functional, and well-maintained, while providing timely and professional service to tenants.

The property portfolio may include affordable housing units, commercial spaces, and mixed-use or small residential properties. The technician interacts regularly with property staff, tenants, and external vendors.

Essential Duties & Responsibilities

Property Maintenance & Repair

Perform routine and emergency maintenance, including HVAC, plumbing, electrical, carpentry, and general building systems.

Troubleshoot maintenance issues and assist with unit turnovers.

Perform preventive maintenance on equipment and building systems.

Support seasonal tasks such as landscaping and snow removal as needed.

Clean common hallways weekly for two buildings.

Document all maintenance work performed accurately and timely.

Tenant, Vendor & Staff Support

Respond promptly to tenant maintenance requests.

Coordinate repairs with property staff and outside vendors.

Identify and report recurring maintenance issues or potential risks.

Safety, Compliance & Recordkeeping

Follow all safety guidelines, building codes, and compliance standards.

Use tools and personal protective equipment (PPE) properly.

Maintain accurate records of repairs, inspections, and maintenance activities.

Qualifications

High school diploma or equivalent.

Property maintenance experience preferred.

Minimum of 3 years of experience in general construction; HVAC experience required.

General understanding of building systems.

Valid driver’s license.

Skills & Competencies

Strong troubleshooting and problem-solving skills.

Good communication and customer service abilities.

Ability to work independently with minimal supervision.

Proficiency with property management and office software (e.g., AppFolio, Microsoft Word, Excel, Outlook).

Strong organizational skills and attention to detail.

Ability to work professionally and collaboratively with diverse personalities.

Physical Requirements

Ability to perform hands-on maintenance tasks.

Ability to walk properties, climb stairs, and access units regularly.

Ability to lift up to 20 lbs.

Working Conditions

Part-time hours may vary (approximately 24 hours per week).

Travel between multiple properties is required.

A combination of indoor and outdoor work environments.

Occasional weekend availability may be required.
