Service Technician

Position Summary:

As a Service Technician, you are a multi-faceted maintenance professional providing quality service in a timely manner to our residents and community. This role is responsible for conducting efficient daily maintenance tasks while increasing the asset value and integrity of the community. A successful Service Technician is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.

Primary Responsibilities:

 Prepare apartments for occupancy including but not limited to: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs

 Perform service requests for residents daily and timely

 Perform system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etc

 Perform detailed work with carpentry, drywall repairs and interior/exterior painting, etc

 Learn to distinguish when full-paint or touch-up paint is needed, as well as knowledge and ability to identify correct paint sheen and color

 Clean pools as directed, monitor chemical balance, maintain logs as required by city ordinances, when applicable

 Perform daily grounds maintenance of the property including picking up and disposing of all trash, pet defecation removal, maintain pet waste stations, and sweeping walkways

 Participate in property improvements and preventive maintenance scheduled tasks, promptly

 Must take part in the on-call rotation, as scheduled

 Ensure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards

 Assist team with distributing resident correspondence and notices while maintaining privacy of confidential and sensitive information

 Accompany vendors to vacant and/or occupied units, as needed

 Monitor supplies and maintain equipment

 Ensure maintenance shop/custodial area is clean, organized, and professionally presentable at all times

 Follow all company key logging and storing procedures

 Regular and effective communication with Community Director/Service Manager/Maintenance Supervisor

 Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illness

 Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately

Position Summary:

1-2 years maintenance experience required

Mechanical aptitude required

Able to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a time

Able to use appliance dolly, push/pull up to 200 pounds

Able to work outdoors in all weather conditions

Able to be on feet constantly for entire work shift, if applicable

Knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systems

HVAC, CPO, EPA certification desired

Industry designations, CAMT desired

Complete tasks in a safe and efficient manner

Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis

Able to give professional directions clearly in person, over the phone, email, and text

Experienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)

Yardi and Paycom experience preferred; Willing and able to learn new software programs

Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance at all times

Work effectively and cooperatively in a team environment and/or independently

Ability to work outside of normal scheduled hours as needed

Willing and able to be assigned to other Weidner properties as needed

Working knowledge of English; detail oriented, well organized

Must agree to a criminal background check and sign an agreement for voluntary drug testing

Must have access to personal vehicle and/or reliable transportation, at all times

Driver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work

All roles are commission eligible – around an additional $2-2.50/hr on top of their base – (depending on the size of the property they work in) GAURANTEED!

Work schedule is M-F 8-5 OR 9-6

All roles are OT eligible – will be put on a nights/weekend rotation once acclimated at around 60 days. – Please make sure they are aware of this!

Valid driver’s license and proof of insurance is a MUST! Will be checked. There will be occasional travel to other locations, especially the longer they are there. They will be reimbursed for milage.

MUST be able to pass a background check and drug test. Will be tested for THC, but it is acceptable. NOTHING ELSE!

Prefer candidates with luxury experience and the types of residents that come with working in a luxury building.

Above all, they are looking for folks with stability and who are polished. Ideally 2 years in their current role, please provide reasons for wanting to leave and RFL previous roles.

All buildings are new builds. Mid rises and high-rises. Someone with experience only in older buildings might have a hard time getting up to speed.

Really prefer those working in the Minnesota area. No out of state guys except for MAYBE the Community Service Manager.

- The service technicians will need strong experience with HVAC, Pools, and unit turnover. Think of a handyman.

- These are the ones that really need stability/tenure. They cannot be working side jobs/freelancing while simultaneously working at their full-time job; especially in the winter is when they find this happens.

- Think of pulling from big players like C&W, Greystar, etc.
