Job Title: Property Maintenance Technician
Department: Property Management
Reports to: Director of Maintenance, Property Manager, or Maintenance Supervisor (Depending on Location)

Position Summary: The Property Maintenance Technician performs general maintenance and repairs on rental properties, both in common areas and within units.
Primary Essential Responsibilities:
Provides general maintenance and repair for the community. Duties include but are not limited to, cleaning, painting, interior/exterior decorating, and maintenance, lawn care, snow-removal, replacement of lights, plumbing, electrical work, roof repairs, HVAC system maintenance, appliance evaluation, and repair, relocation of furniture/fixtures, etc.
Responds to all resident request service calls as directed by the supervisor.
Regularly assess the property for safety and loss prevention.
Removes and repairs damaged drywall, floor tile, sheet vinyl, ceramic floor tile, and plywood as directed.
Keeps supervisor informed of activities and identified/potential problems. Brings forward solutions.
When the supervisor assign, schedule and ensure all vendor work is completed correctly.
When required, respond to weather and environmental-related emergencies, such as snowstorms, hurricanes, tornados, floods, and fires.
Maintains a working knowledge of corporate policies, procedures, and regulations. Completes and submits all required paperwork in an accurate and timely manner.
Available to respond to emergency maintenance repairs after regular working hours and able to respond to the property within 30 minutes of receiving notification.
Demonstrates respect and regard for the dignity of all residents, families, visitors, vendors, and fellow employees to ensure a professional, responsible, and courteous environment.
Performs other duties as assigned.
Essential Above Average Proficiency Requirements:
Drywall Installation and Repairs
Minor Plumbing Installation and Repairs
Installation and troubleshooting of Appliances.
HVAC knowledge of HVAC Systems, including the ability to clean condensate lines and replace filters in mini-split systems.
Finish Carpentry – Installation of Trim, Doors, Cabinets, Countertops, and Basic Framing.
Knowledge, Skills, and Abilities:
Excellent written and verbal communication skills.
Demonstrates a high sense of urgency with the completion of tasks.
Superb attention to detail, completing assigned tasks within identified time frames and delivering a quality, accurate work product.
Ability to work independently as well as collaboratively with team members. Highly organized, dependable, and detail-oriented.
Adept at learning new skills.
Proficient at many trades, recognizing quality installations.
Able to troubleshoot when an issue arises.
Ability to multitask with significant attention to detail.
