Job Description:Job SummaryResponsible for directing, formulating, and managing the development and implementation of programs and activities related to Company non-retail real estate properties (such as: corporate offices, distributions centers and Central Pharmacy Operations) through an internal team and for an assigned region or assigned operational function (s) through the Company’s external partner. Manages external partner’s production and reviews all Corporate real estate transactions to assure that interests of the company are protected and projected cost-savings are realized. Makes recommendations to the Real Estate Committee regarding all Corporate real estate transactions and investment and liquidation plans.Job Responsibilities

Manages the development and implementation of programs and activities related to Company non-retail real estate properties (such as: corporate offices, distributions centers and Central Pharmacy Operations) through a dedicated internal team.

Reviews, develops, and recommends the Company's investments in real estate properties; directs the company’s external partner in the acquisition, development, and sale or lease of all properties within assigned geography or operational function.

Directs the Corporate expansion program, for an assigned region, to include the purchase of facilities and/or property for the addition of new points of care, and the remodels of all facilities.

Controls and coordinates all Company real estate development projects, and works in cooperation with the Facilities Planning and Design, the Construction and Facilities Management, and the Law Departments to assure timely openings of facilities within budget constraints and in conformance with lease agreements.

Resolves problems regarding Company departments, developers, and landlords.

Implements new and revised marketing penetration plans and procedures to assure optimal return on investment for new and existing locations.

Reviews, approves, and directs the negotiations of all new and existing Company owned and leased properties, based on the corporate expansion program. Provides leadership on difficult real estate negotiations. Reviews and approves all proposed new locations prior to submission to the Real Estate Committee, to include site inspection and review of rental factors. Recommends site plan changes and improvements to rental terms and conditions.

Directs the execution of lease documents for all new retail facilities, and lease extensions and amendments required for existing facilities. Approves lease changes prior to execution. Directs the disposition of idle and unused properties. Establishes the effective use of space and disposes of closed drug stores and unused warehouse space in a profitable manner.

Accountable for budget and execution of development projects within assigned region. Provides input for the preparation of the Capital Budget regarding real estate activities, plans, and programs.

Manages special real estate projects to provide Corporate divisions with necessary service and support facilities; and furnishes information, advice, and assistance to Company departments to effectively comply with lease terms

Manages and develops a staff to support the meet the needs of the Company’s non-retail real estate goals and objectives.

Maintains active relationships with all developers, landlords, and other outside contacts.

Establishes, approves, and coordinates policies and procedures governing the management of all Company owned and leased real estate properties, which include retail units, distribution centers, corporate offices, and satellite office space.

Bachelor’s degree and at least 8 years of experience in commercial real estate negotiation, leasing/sales, development, and property management for a retail organization OR a High School diploma/GED and at least 11 years of experience in commercial real estate negotiation, leasing/sales, development, and property management for a retail organization.

Experience evaluating market and development costs and technical construction methods.

Experience working with construction plans and methods.

Experience managing project budgets to plan.

Experience with project management (for example: planning, organizing, and managing resources to bring about the successful completion of specific project goals and objectives).

At least 5 years of experience contributing to financial decisions in the workplace

At least 5 years of direct leadership, indirect leadership and/or crossfunctional team leadership

Preferred Qualifications:

Bachelor’s degree and at least 12 years of experience in commercial real estate negotiation, leasing/sales, development, and property management for a retail organization OR a High School diploma/GED and at least 15 years of experience in commercial real estate negotiation, leasing/sales, development, and property management for a retail organization.
