Prefer 2 years of Apartment Maintenance experience and or Transferable skills from another filed of similar work. Must have job longevity and strong work references with the want to grow with a stable company.
Reports To: Maintenance Superintendent/Property manager
Summary: To work to provide a safe and comfortable environment for residents and employees and to assist in resident relations and resident retention. Assist in the repairs and performance of preventative maintenance on apartments, buildings and equipment and to maintain economical usage of equipment and stay within budgeted guidelines. Assist in the supervision of outside vendors and contractors as requested.
Responsibilities:
1. Coordinates with Superintendent to implement, and manage a scheduled maintenance program
2. Duties will include, but not be limited to, all day-to-day scheduled maintenance, repairs and improvement tasks that range from routine inspections to assigned work orders
3. Responds to emergency situations in accordance with defined protocol
4. Carry emergency pager/phone and respond to all emergency calls in a timely manner, if necessary, in person.
5. Assists Superintendent in establishing and maintaining all equipment, tools, supplies in stock, inventories and logs
6. Assists with controlling repair and maintenance expenses associated with the operation of the buildings, as directed by supervisor, contractor service schedules and equipment installations by outside contractors
7. Maintain common areas for safety and appearance. Supervise outside janitorial contractor or in house janitorial employee.
8. Perform routine property inspections including common area entryways, halls and parking areas as well as vacant apartments and exterior grounds and report issues to the
Supervisor.
9. Complete all assigned maintenance service requests on a timely basis within in the time frames allowed.
10. Complete necessary maintenance repair on each apartment prior to move-in.
11. Assure that all contractors/vendors or other employees have completed their jobs in vacant apartments prior to move-in.
12. Follows through on completed work to verify that proper facility conditions are restored.
13. Perform apartment turnovers in keeping with company standards.
14. Ensure resident satisfaction when working in occupied apartments. Follow-up on any service requests that cannot be completed within twenty-four (24) hours. Maintain resident contact regarding maintenance issues in occupied apartments.
15. In a timely manner, report and relay to the Superintendent, all pertinent information related to the operation of the buildings
16. Identify and report on energy conservation opportunities to Superintendent
17. Participate as an active team member with all administrative and maintenance co- workers
18. Adhere to all safety standards, policies & procedures and codes of conduct
19. Act in a professional manner at all times with tenants, guests of tenants, visitors, prospective tenants, co-workers, vendors, etc.
20. Utilize materials, supplies, tools and other building property in a safe, productive manner
21. Perform other duties and special projects as assigned
22. Act as an informal resource for the rest of the facilities team
23. Maintain all equipment to ensure safety and equipment upkeep.
24. Deliver or post notices to residents when required.
25. Adhere to specific safety guidelines set by OSHA,
26. Monitor and comply with all Federal and Local Fair Housing regulations and guidelines.
27. Complete all other projects or requests as directed by Supervisor.
Requirements:
Must have a valid driver’s license and reliable transportation. References checks and a background check will also be conducted and drug testing as well following the ban the box rules that will apply.
24 hour availability for emergencies and as part of an on-call rotation.
Strong communication and interpersonal skills to ensure teamwork and positive client/tenant/co-worker relations
Ability to organize and prioritize tasks to ensure accuracy and timely completion
Aptitude for mathematics
Willingness to work overtime on special projects as required.
Have working knowledge of tools and their proper use
Some working knowledge and trouble shooting skills with Appliance, HVAC, plumbing, electrical, life safety and building automation systems.
Job Type: Full-time
Salary: $25.00 - $30.00 per hour
