Hands‑On Resident Manager / Handyperson (Housing Provided)

Sunset Kahili AOAO is seeking a full‑time, hands‑on Resident Manager/Handyperson for our 35‑unit, five‑story condominium in Poipu. The Resident Manager personally performs the majority of daily maintenance, cleaning, and minor repairs. On‑site residency in a furnished 1BR/1BA unit (for the employee and one adult family member) is required.
Position Overview:
Approximately 30 hours per week, spread over six days
Additional compensation for emergencies and special projects
Performs daily maintenance, cleaning, and minor repairs throughout the property
Hands‑on work in all common areas: pool, lobby, stairwells, parking lot, storerooms, trash rooms, irrigation, and grounds
Arranges for specialized work with licensed vendors (plumbers, electricians, etc.) and follows up after completion
Monitors elevator operation and reports outages immediately; coordinates contractor access (no elevator repair work performed by RM)
A relief maintenance worker covers one scheduled day per week; RM provides basic task direction and submits the relief worker’s timesheet
This does not involve hiring, discipline, or staff supervision
Job Requirements:
Applicants must have recent, verifiable, hands‑on experience performing:
Minor electrical and plumbing repairs
Carpentry, painting, and general repairs
Pool care
Janitorial work
Groundskeeping and light gardening
Daily physical labor without supervision
Additional requirements:
2–5 years hands‑on maintenance experience in a small multi‑unit residential, condominium, or HOA environment
Ability to work independently with minimal oversight
Basic computer proficiency (Word, Excel, Adobe)
Valid Hawaii driver’s license and reliable transportation (truck preferred)
Personal mobile phone
Knowledge of Hawaii STP operations is a plus
Pleasant, professional demeanor
Physical Demands:
Lift 50+ pounds
Climb ladders, stoop, bend, and perform strenuous tasks
Navigate rooftops, uneven surfaces, and daily stair use
Work outdoors in varying weather
Respond promptly to facility issues, including elevator outages
Work Schedule:
Monday–Saturday, 7:30 a.m.–12:30 p.m. (preferred)
Occasional extra hours required for emergencies
Flexibility for weather and facility needs

Fixed pay, commensurate with experience
