About the Role:

We are seeking an experienced Construction Manager to oversee the renovation of an apartment complex. This role requires a highly organized and detail-oriented professional who can manage all aspects of construction projects from planning to completion. The ideal candidate is proficient in construction project management software, possesses excellent communication skills, and is adept at working with minimal oversight while ensuring projects are delivered on time and within budget.

Key Responsibilities:

Lead the renovation process for the apartment complex, ensuring all work meets quality, budget, and schedule requirements.

Develop and manage detailed project plans, timelines, and GANTT charts to monitor progress.

Oversee all phases of construction, from initial planning, budgeting, and scheduling to on-site coordination and final inspection.

Manage subcontractors, suppliers, and project staff to ensure efficient work progression and adherence to safety standards.

Perform regular site inspections to monitor quality, progress, and safety, providing guidance and solutions for any issues encountered.

Maintain thorough documentation, including daily logs, project reports, and any necessary regulatory compliance documents.

Track project expenses and work closely with finance to ensure all costs align with the approved budget.

Communicate effectively with stakeholders, including property owners, contractors, and local authorities, to ensure smooth project execution.

Provide regular updates to upper management on project status, potential risks, and mitigation strategies.

Ensure compliance with all building codes, safety regulations, and industry standards.

Qualifications:

Experience: Minimum of 12+ years of experience in construction management, with a focus on renovation and multi-family residential projects.

Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred.

Technical Skills:

o Proficiency in construction project management software (e.g., Procore, MS Project, or similar).

o Strong command of Microsoft Office Suite (Excel, Word, PowerPoint).

o Advanced knowledge of GANTT chart creation and scheduling.

Other Skills:

o Exceptional organizational skills and attention to detail.

o Excellent communication and leadership abilities, capable of managing multiple stakeholders.

o Strong problem-solving skills and the ability to make sound decisions under pressure.

o Proven track record of delivering projects on time and within budget.

o Ability to work independently and lead a team with minimal oversight.

Preferred:

Experience with renovation of apartment complexes or other large residential properties.

Certification in Project Management (PMP) or Construction Management (CCM) is a plus.

Knowledge of local building codes and construction standards.
