We are currently seeking a skilled exterior Carpenter to join our team. You will collaborate with the property manager and maintenance team to remove and replace exterior wood on single-story and two-story townhomes. You must know how to work with raw materials and the correct types of materials to utilize and have a good working knowledge of standard industry tools and equipment. Additional experience in stucco, roofing, irrigation and Spanish is a bonus.

Carpenter Duties and Responsibilities

Work with Property Manager to repair 280 dwellings and complete resident work-orders to include light carpentry, fascia, soffit, decorative columns, windowsills, gutters/downspouts, etc.

Review single- and 2-story homes to determine what is required for repair and replacement.

Utilize carpentry skills to remove, re-build and repair.

Work with property manager and sub-contractors and others to maintain smooth operations and meet project deadlines

Ensure job site remains safe, clean and orderly

Inspect materials and conduct repairs or maintenance as needed

Take accurate measurements to calculate the quantity and type and size of lumber and/or materials needed for

individual projects and overall project.

Perform all work without excess material loss.

Knowledge in the use of ladders and platforms for single and two-story homes

Comply with all company and governmental safety guidelines

Knowledge of stucco, roofing, minor electrical and irrigation is a plus.

Additional Duties as Required:

Assist with landscaping repairs as directed which may include digging, installing piping, replacement of sprinkler

heads

Maintenance of existing fencing

Painting before/after wood installation as needed.

Property clean-up after storms

Landscaping (occasional trees and mulching)

Tracking of tools and equipment, and safe storage

Assisting other maintenance crews as directed.

About Oakwood Villas

Oakwood Villas is a 280-townhome community built in the early 1980s, located just off Palm Bay Road.

The Property Owners Association is responsible for the exterior maintenance of the homes and landscaping.

Maintenance Worker Qualifications and Skills

Handles the physical demands of the job, including standing, bending, pulling, pushing, climbing, and lifting at least

50 pounds on ladders up to 2nd story.

Communicating effectively. Bilingual is preferred, but not required

Collaborates with maintenance workers, maintenance managers, and contractors.

Education and Experience Requirements:

At least five years of carpentry experience in related field.

Additional experience in roofing, stucco and irrigation is strongly preferred, but not required.

You must have a clean criminal record and pass drug-screening.
