Job Overview:
We are seeking a dedicated Project Manager / Site Superintendent to oversee residential custom home construction and remodeling projects. This dual role combines the strategic planning and budgeting responsibilities of a Project Manager with the on-site leadership and daily operations of a Superintendent. The ideal candidate is both a proactive planner and a hands-on leader, with expertise in residential construction and a commitment to quality, efficiency, and exceptional client service.
Key Responsibilities:
Project Planning & Scheduling
o Develop comprehensive project plans that outline timelines, budgets, and resource allocation.
o Schedule and oversee project milestones, coordinating with designers, architects, subcontractors, and suppliers to ensure timely progression.
o Adapt plans as necessary, making informed adjustments to meet project goals and deadlines.
On-Site Project Management
o Serve as the primary on-site leader, conducting daily walkthroughs to assess progress, troubleshoot issues, and ensure adherence to design plans and building codes.
o Manage on-site teams, including subcontractors and labor crews, providing clear instructions and ensuring accountability to maintain project standards.
o Uphold safety standards, conducting regular safety meetings, and ensuring all work complies with OSHA and other regulatory requirements.
Budget Management & Financial Oversight
o Establish, monitor, and manage project budgets, tracking expenses and making adjustments as necessary to stay within financial goals.
o Identify cost-saving opportunities while maintaining high standards for quality and craftsmanship.
o Manage and document change orders, ensuring transparent and accurate billing to clients.
Quality Control & Standards Enforcement
o Enforce high-quality standards in all aspects of construction, ensuring craftsmanship meets company and client expectations.
o Conduct regular quality checks at key project milestones, proactively addressing any potential issues to prevent rework and delays.
o Ensure compliance with building codes, regulations, and safety standards across all phases of the project.
Client & Stakeholder Communication
o Act as the primary point of contact for clients, providing regular updates on project progress, addressing any concerns, and ensuring a positive client experience.
o Maintain transparent, open communication with designers, architects, subcontractors, and suppliers, ensuring alignment on project goals and expectations.
o Document project progress through daily reports, photos, and updates, providing all stakeholders with visibility into the project’s status.
Team Leadership & Coordination
o Foster a collaborative, productive job site environment, encouraging teamwork, accountability, and a commitment to excellence.
o Provide on-site training and guidance, ensuring all team members have the resources, information, and support needed to perform effectively.
o Resolve on-site challenges with a proactive approach, coordinating solutions with stakeholders as needed.
Inventory & Resource Management
o Coordinate material deliveries, manage inventory, and maintain accountability for all on-site tools and equipment.
o Ensure materials are available on-site as needed to prevent delays and maintain project flow.
o Address logistical challenges quickly and effectively to keep the project on track.
Qualifications:
Experience:
o 5+ years in residential construction management, with proven experience in both project management and on-site supervision roles, specifically in custom homes and remodeling.
o 3 years of “bags on” experience around construction job sites.
Education: Bachelor’s degree in Construction Management, Engineering, or related field preferred; high school diploma required.
Skills:
o Extensive knowledge of residential construction processes, building codes, and safety regulations.
o Strong project management skills, with experience in budgeting, scheduling, and resource allocation.
o Excellent leadership abilities, with a focus on maintaining a collaborative and safety-focused work environment.
o Exceptional communication skills, with the ability to foster positive client relationships and provide clear guidance to teams.
o Proficiency in construction management software and tools (e.g., Buildertrend, CoConstruct, Procore, MS Project).
Certifications: OSHA certification, PMP or similar project management certification is a plus.
