As part of our team, you will play a crucial role in ensuring our properties are safe, comfortable, and well-maintained for our residents.

Position Overview: We are seeking a skilled Property Maintenance Technician to join our team. The ideal candidate will be responsible for performing a variety of maintenance tasks to ensure the proper upkeep and functionality of our residential properties. This role requires a proactive individual with strong attention to detail and the ability to work effectively both independently and as part of a team.

Responsibilities:

1. Conduct routine inspections of properties to identify maintenance issues and safety hazards.

2. Perform repairs and maintenance tasks such as plumbing, electrical, HVAC, carpentry, and painting.

3. Respond promptly to maintenance requests from residents and property management staff.

4. Troubleshoot equipment and systems to diagnose and resolve issues in a timely manner.

5. Maintain accurate records of maintenance activities, including work orders and inventory.

6. Assist with the turnover process for vacant units, including cleaning, painting, and minor repairs.

7. Ensure compliance with health and safety regulations and company policies.

8. Participate in on-call rotation for after-hours emergencies.

9. Collaborate with vendors and contractors as needed for specialized repairs or projects.

10. Perform other duties as assigned by the Property Manager or Maintenance Supervisor.

Qualifications:

1. High school diploma or equivalent.

2. Proven experience in property maintenance or a related field.

3. Strong knowledge of general maintenance tasks, including plumbing, electrical, HVAC, and carpentry.

4. Ability to troubleshoot and solve problems independently.

5. Excellent communication and interpersonal skills.

6. Detail-oriented with a focus on quality and safety.

7. Ability to work effectively both independently and as part of a team.

8. Valid driver's license and reliable transportation.

9. Willingness to work flexible hours, including evenings, weekends, and on-call shifts.

10. Physical ability to lift and carry heavy objects, climb ladders, and perform manual labor.
