Job Title: Property/Asset Manager (Hybrid)

Location: San Diego, CA (Must Reside Locally)

Job Overview:

We are looking for an experienced Property/Asset Manager to oversee a portfolio of approximately 110 apartment units in San Diego. This is a hybrid position, with the flexibility to work both remotely and on-site as needed. Applicants must live in the San Diego area and hold a valid California real estate license. The role involves overseeing the property management company and ensuring smooth and efficient operations.

Key Responsibilities:

Oversee and review the property management company’s operations and financial statements.

Ensure profit and loss statements are accurate, working closely with the bookkeeping team.

Monitor vacancy rates and ensure units are filled promptly.

Coordinate with the maintenance team to ensure timely and effective repairs and upkeep.

Oversee insurance renewals by coordinating with the broker, ensuring policies are renewed 60 days in advance and multiple quotes are obtained.

Ensure utility and insurance bills are paid on time.

Provide regular reports to ownership on portfolio performance and address any potential issues.

Qualifications:

Must hold a valid California real estate license.

Proven experience in property or asset management, ideally with multifamily residential properties.

Familiarity with financial reports and property management software.

Knowledge of California insurance policies and requirements.

Strong organizational and communication skills.

Ability to work independently and manage multiple responsibilities.

Working Conditions:

This is a hybrid position, requiring both remote work and on-site presence as necessary.

Candidates must reside in San Diego for local portfolio management.
