Onsite Property Manager for 44-Unit Gated Apartment Community

Position Summary:
We are seeking an experienced, reliable, and detail-oriented Onsite Property Manager to oversee the daily maintenance and operations of our 44-unit gated apartment community. This role requires a proactive professional who can foster a positive, resident-focused atmosphere, maintain high standards of cleanliness, and coordinate closely with the landlord on property management. Please note that while key responsibilities are outlined below, this role includes additional duties of a similar nature as needed to ensure the community remains a well-maintained, safe, and welcoming environment for residents.
Primary Responsibilities:
Community Atmosphere & Tenant Relations:
Support a harmonious and respectful community atmosphere through positive and supportive interactions with residents.
Prioritize resident satisfaction by proactively addressing maintenance needs and ensuring property cleanliness.
Respond to tenant inquiries and concerns with courtesy and timeliness to enhance resident experience.
Property Maintenance & Groundskeeping:
Maintain common areas and grounds, ensuring cleanliness, safety, and general upkeep.
Perform landscaping, seasonal tasks (e.g., gutter cleaning, pressure washing), and regular upkeep, including window washing of second story exterior windows), touch-up painting, and parking space numbering.
Open and close laundry facilities daily, maintaining a safe and clean environment. 7:00AM - 9:59PM 7 days per week.
Repair & Maintenance Duties:
Complete and document weekly maintenance tasks, handling repairs such as light plumbing, electrical work, tile repair, fence and stucco patching, and minor carpentry.
Assist outside vendors as necessary with specialized repairs or projects.
Prepare “make-ready” units, including light renovations and necessary repairs to ensure move-in readiness.
Leasing Support:
Show available units to prospective tenants and assist with handing out and collecting rental applications.
Prepare units for rental turnover, ensuring they meet high standards of cleanliness and readiness.
Provide timely updates to the landlord on unit vacancies, leasing progress, and tenant concerns.
Emergency & Safety Compliance:
Act as a first responder for emergencies, coordinating with authorities as needed.
Conduct routine safety checks across the community, including fire extinguishers, lighting, and secure access.
Ensure that all shared areas, stairwells, and pathways are safe and well-maintained.
Additional Duties:
Coordinate with external vendors for repairs, upgrades, and property improvements.
Regularly inspect and replace outdoor lighting to enhance security across the property.
Maintain all areas of the community in a neat, orderly condition that meets our high standards of cleanliness and upkeep.

Qualifications: Minimum 5 years' experience.
Proven experience in onsite property management or a similar role within apartment or residential communities.
Hands-on experience in maintenance tasks, including light plumbing, electrical, and general repairs.
Strong commitment to providing a positive, resident-focused community environment.
Ability to work independently and effectively manage time, with a focus on cleanliness, safety, and communication.
Physical ability to perform maintenance tasks and lift up to 50 pounds as necessary.
Benefits:
Competitive hourly pay rate of $25.00 - $28.00 (depending on experience)
Reduced onsite rent of $2000 (regular rent $2800)
Annual performance-based bonus
