Lead Service Technician

Birmingham, AL
Primary Responsibility: As an integral member of the Service Team, the Service Technician primarily completes service requests including participation in an emergency after hours on-call rotation schedule, assists in make ready of vacant apartment homes, and performs preventive maintenance as directed by the Service Manager.
Specific Duties and Responsibilities:
Service Requests
Completes service requests as assigned in Yardi by the Service Manager.
Logs and completes service requests in Yardi on mobile devices.
When completing service requests, notes in Yardi and makes Service Manager aware of any concerns noted in apartment homes that may require follow-up.
Punch-Outs
Perform make ready of vacant apartment homes as directed by the Service Manager which may include maintenance, painting and/or cleaning tasks.
Complete the “Apartment Punch-Out Maintenance Report” accurately and provide to the Service Manager upon completion of all punch items and/or updates in Yardi with the mobile devices.
Report any utility outages immediately to direct supervisor.
Preventative Maintenance
Perform preventive and routine maintenance tasks as directed by the Service Manager.
Conducts periodic unit inspections through use of the mobile devices.
“Emergency On-Call”
Shares in “Emergency On-Call” as directed by the Service Manager. This requires 24-hour availability during the “on-call” period.
Respond to all emergency calls within one hour of receipt and take the necessary action to complete the needed repair in compliance with maintenance policies and procedures.
Enter Work Order in Yardi on all emergency calls received.
Occasional Duties
Perform other tasks such as picking up the grounds, compacting trash, painting/pressure washing, pool maintenance, trash-outs, blow streets/breezeways/parking lots and or set up or move model furniture as directly by the Service Manager or Community Manager.
May be requested to help at other properties including “On-Call”.
Helps perform legal evictions of residents supervised by the county marshal as requested. May be required to help move residents’ furniture and personal belongings during any evictions.
Occasional duties outside of the routine work may be assigned by Property or Service Manager.
Provide additional services during times of inspections.
Can assist Community Manager and/or Assistant Manager in all duties, which he/she may be assigned which may include flex hours outside of published office hours
Follow and adhere to all company policies including Life/Safety, Mold and Mildew, Uniforms, Bedbugs etc.
Adhere to the handheld telephone policy and ensure phone is charged and operational daily.
Experience/Qualifications:
Education/Training
Must be certified Universal or Type I and II for refrigerant recovery.
Trade school courses in HVAC, electricity, plumbing, etc., preferred.
High School Diploma or GED.
Good writing skills required for filling out work orders.
Basic computer skills such as navigating a web browser.
Testing/Certification and Continuing Education
Must pass the IPM Maintenance Test with a minimum score of 70%.
HVAC certification required.
EPA certification preferred.
Successful completion of all in-house training programs related to the service level as defined in the IPM Management Service Polices and Procedures manual.
Employment Eligibility Verification
Must possess valid documentation to establish identity and U.S. employment eligibility.
Submission to, and ability to pass, a thorough pre-employment background check and drug screening is a requirement for employment.
