This is a full time position that is responsible for the direct operational management and oversight of all commercial real estate properties with the goal to maximize asset value, return on investment, revenue, customer satisfaction, safety and security. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with or without reasonable accommodation.

This position is responsible for:

  • Managing and supervising buildings, industrial spaces and other property to make sure they are in good working order, look clean and well-maintained, including contracting for maintenance services, supervising repairs, obtaining estimates/bids for significant repairs.
  • Overseeing marketing and advertising of vacant properties, negotiating lease terms and offering rental rate recommendations to management.
  • Understanding and keeping current on local property trends and market conditions, maintaining a firm knowledge of competitive lease rates, as well as familiarity with terms of tenant leases.
  • Establishing market rental rates by surveying local rental rates to maximize profit goals.
  • Collecting rents, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, initiating corrective action, and preparing reports by collecting, analyzing, and summarizing data and trends.
  • Maintaining good communication and interaction with tenants while enforcing tenant occupancy policies and procedures.
  • Responding to tenant requests/problems/disputes in a timely and courteous manner, and generating work orders directed to housekeeping or maintenance staff. Follow-up to ensure satisfactory resolution of the issues.
  • Implementing an after-hours maintenance response team, ensuring that there is twenty-four (24)-hour emergency coverage for properties at all times.
  • Conducting regular inspections of the properties to ensure compliance with leases and the property upkeep.
  • Ensuring property security checks and inspections are performed both when occupied and unoccupied.
  • Performing credit and background checks on potential tenants, preparing and maintaining appropriate tenant lease files, records, correspondence and file notes, including insurance certificates and master service agreements.
  • Assisting in designing business plans, property analysis, acquisitions or construction as needed. Responsible for the “bottom-line” or the financial return on the properties, including the management oversight of property operating expenses.
  • Ensuring the property and lease files are properly maintained and kept up to date in accordance with company guidelines.
  • Establishing protocols for maintenance requests, preventive maintenance, vendor and tenant certificates of insurance and key lease date tracking, as well as assigning and reviewing preventive maintenance schedules.
  • Detailed verification of all invoice amounts and information with approved orders, proposals or bids.
  • Full time supervision of property, maintenance and custodial staff.

Minimum requirements include:

  • A Bachelor’s degree in a related business field with three to five (3-5) years of property manager experience; or an equivalent combination of education and/or experience may be considered.
  • Industry certificates preferred.
  • Must live in or relocate to central Wyoming.
  • Possession of a valid driver’s license with an acceptable Motor Vehicle Record (MVR).
  • English language fluency, verbal and written.
  • Acceptable results of a pre-employment background check and drug/alcohol test.
