Scope:

The Lead Maintenance Technician overall responsibilities include: performing repairs and general maintenance work of facilities, buildings, grounds, and equipment including electrical, carpentry, plumbing, masonry, glazier, and painting tasks for a small portfolio of communities. This is a safety sensitive role.

Responsibilities:

Physically examine the Property(s) on a regular basis

Purchase supplies for the Property(s)

Managing repairs and maintenance with vendors, and ensuring the proper care of the property

Maintain pools, landscaping, utilities, roads, signage, clubhouse and other items that may be required

Generally maintaining and improve the quality of the community and maintain public areas in a clean and safe fashion

Troubleshooting any needs for the property

Supervise outside contractors working on the Property(s)

Adhere to all maintenance and purchasing directives including but not limited to (a) property inspections (b) maintenance assignments (c) utility system readings and controls (d) landscaping and grounds (e) safety (f) special maintenance items.

Maintain all personal property including laundry machines, landscape equipment, office equipment, etc.

Will be responsible for on boarding and additional training for all Maintenance Team members in the assigned area

Documentation and follow up with training of Maintenance Team will be provided to Regional Manager and Human Resources

Qualifications:

GED or High School diploma or equivalency.

Requires a minimum of two (2) years general experience in building trades, plumbing (interior and exterior required), repair and replacement maintenance or handy work.

Strong customer service, communication and interpersonal skills required.

Bilingual Spanish/English preferred

Ability to use email

Physical Requirements:

Ability to lift 50 100 lbs. following appropriate safety procedures;

Work in an upright standing position for long periods of time;

Crawl in small and tight spaces;

Work in different environmental working conditions (e.g. heat, cold, wind, rain);

Walk and climb stairs, handle, finger, grasp and feel objects and equipment; Reach with hands and arms; Communicate, receive and exchange ideas and information by means of the spoken and written word;

Ability to navigate the property/building quickly and easily as required to meet the job functions;

Repeat various motions with the wrists, hands and fingers;

Ability to detect auditory and/or visual emergency alarms.
