Project Manager of Commercial Construction Wanted at ACG Builds

ACG Builds is a mid-size general contractor specializing in mixed-use, apartment, tenant improvement, and senior living projects. Puget Sound Business Journal’s 10th Fastest Growing Top 100 Private Companies List in 2024.
Looking for a Project Manager that can manage construction of large multi-family apartment buildings of 100-300 units.
Daily physical presence from 7am-4pm at our corporate headquarters on Harbor Island in Seattle with weekly project visits to Lake Stevens.

Deeper Dive:
You are a results-oriented PM with strong directional skills to actively run meetings and command teams of people.
You have strong phone skills to communicate with subs and vendors and email is secondary for you.
Be a master motivator at getting things you need from subs when you need it. If you find yourself saying, “I’m still waiting to hear from so and so”, then this job will be challenging.
You are a get-it-done person, knowing how to be resourceful and quick thinking when labor or material conditions unexpectedly change.
Manage the Superintendent with authority, keeping materials flowing while walking the job weekly asking questions and ensuring the project is getting built with good quality and schedule
You know how to balance the necessary in-person time between your teams and necessary office computer time.
Work with owners and owners’ reps on issues, specification clarifications, changes, or permit issues and act as the primary facilitator.
Track and write change orders as scope changes or items are added to the projects
Knowledgeable in building the building and general building assemblies, processes, and equipment to make sure the people actually doing the work are doing it right with the right means and methods.
Procure bids from subcontractors for parts and pieces on your project as necessary and vet bids for scope inclusions, exclusions, or gaps against project plans and specifications
Oversee APM or PE work on populating estimating templates as bids are vetted from conceptual budget to construction budget
Execute subcontracts with subcontractors and vendors while holding them to schedules
Create, publish, and update schedules in MS Project. Oversee Superintendent schedule management.
Review shop drawings against plans and work with vendors to make revisions
Put together submittals for materials to architects or owners and be able to mark these up in Adobe Acrobat or Blue Beam.
Radiate positivity in mentoring and training our APM’s and PE’s who will be our future PM’s.
Preach cleanliness and jobsite organization across all ranks of your field team
Best and Brightest:
Education: minimum bachelor’s degree at a 4-year university or college. Degree in Construction Management, Architecture, or Engineering or a related field is desired.
Experience: Three or more years of experience as a full project manager for a general contractor on similar size and scale multi-family projects from end to end.
Software skills desired: Procore, Excel, Word, Outlook, MS Project, Acrobat, Bluebeam
Can pass criminal background history reviews, social media reviews, credit checks, education verification, and former employment verification.
Virtual interviews first, then in-person if you pass the common sense test
This position is located daily in our corporate office on Harbor Island and we do not have remote work options.
Dollars and Sense:
Salary competitive, commensurate with experience. Range is $130-160k, DOE.
