Make Ready Technician

Wehner Multifamily is looking for a skilled and experienced Make Ready Technician. This position will be responsible for preparing vacant units for occupancy and performing repairs and preventative maintenance in the apartment community as directed by the Maintenance and/or Property Manager. The Make Ready Technician is also responsible to complete any other assignments as directed by management.The duties and responsibilities include the following, though other duties may be assigned:

Inspect vacated apartment units and complete make ready checklist.

Inform senior maintenance and/or property manager of needed services and repairs.

Change A/C filters.

Works hands-on as required or directed by Property Manager to ensure market-ready, occupied and preventive maintenance is performed on a timely basis and to ensure preventive maintenance schedules are followed.

Conduct all work in accordance with company policies and procedures, state and federal laws.

Perform painting duties.

Operate and maintain shop and other power equipment.

Install and finish drywall, paneling and other masonry as needed.

Work with all levels of staff on related projects and duties as assigned.

Maintain work order system, logs, and other records as needed.

Timely reporting of incidents that include property loss or work related injuries.

Assist in the inspections of vacant apartments.

Ensure compliance with Wehner Multifamily Company policy, as well as federal and local regulations.

Diagnose problems, replace or repair parts, test and make adjustments.

Must comply with all local, state, federal guidelines as well as company policies & procedures.

On call duty and weekend work schedules to be expected for emergency maintenance service.

Able to work with moderate to minimal direct supervision.

Able to work in fast-paced environment while remaining conscientious and adhering to policies and procedures.

Good human relation skills demonstrating the ability to deal with Residents, Peers and Supervisors.

Previous maintenance experience.

Experience in residential property maintenance or related field.

Related business/industry (real estate / property management) experience desirable.

Experience: One to two years related experience and/or training.

Must be proficient in all areas of apartment maintenance to include plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, pools & spas, roofs and life safety equipment.
