Our 10-week corporate internships will rotate you through your assigned department(s) which could include Investor Relations, Asset Management, Marketing, Business Intelligence, Financial Services and Management Services. We work with you to learn which track you are most excited about and put you right in the middle of all the action of our corporate world. The other exciting news about our corporate internships is that they may be offered in different regional offices (San Francisco, Raleigh, Alexandria, VA and others). This may give you the chance to stay home with your family while gaining all this great experience!Your intern experience starts and ends at our Greensboro, NC home office along with other interns. Your very first week you will have an opportunity to complete some fantastic personal development training, meet and network with departments and gain knowledge which will help you get the most out of your internship. If you are a sophomore or junior who wants to pursue a career in multi-family construction redevelopment and renovation, we want to hear from you.Purpose of the Job The Construction Services Intern will rotate between different projects of the Construction Services teams as well as work cross functionally with other Bell team members to serve residents, employees and business partners.Construction Services Aspects of This Internship Work with Investments and Operations on potential acquisitions. Work closely with our 3rd party engineering to assess the properties for code compliance, current capital needs, waterproofing, maintenance of central systems, future capital needs, general deferred maintenance.

Review any documentation available such as drawings, water proofing details, past capital investments, work order reports etc. so that the team can better evaluate any potential risk that was identified during this pre-due diligence period.

Work closely with Asset Management Group to provide initial pricing and schedules for the scope of work proposed for both the apartment programs and common area programs.

Coordinate renovations (Interior Units, Common Area & Exterior) to be scheduled with Regional operations team and site team.

Review scope of planned projects, including any supporting documents.

Manage third party contractors during renovation process.

Interface with Regional Directors of Construction, Community Managers, maintenance teams, contractors, other suppliers, and owners/asset managers.

Walk units weekly to verify work is being performed according to specifications and according to timetable and budget; determine plan of correction if deficiencies exist.

Maintain daily production schedule.

Manage unit turn schedule.

Inspect and accept units being turned.

Create punch lists for units being turned.

Prepare analyses and consolidate information for presentations.

Assist with special projects and ad-hoc information requests.

What You Need To Be Successful as a Bell InternA willingness to learn

Must have basis understanding of the construction industry and/or project management with a demonstrated interest in a career in multi-family real estate construction

Must have general MS Excel skills

Must demonstrate strong analytical, writing and research skills, and a high level of attention to detail and accuracy

Must be highly organized, able to prioritize multiple projects and be able to independently identify and solve key business problems

Must be self-motivated, resourceful and proactive, both with respect to managing workload and professional development

Must have completed Sophomore year of college, with a major or coursework in Construction Management, Engineering, and/or another related field requiredBell Partners, Inc.
