Seeking a SR Maintenance Manager, Great Company, Great Culture
Oregon, Portland, 97201 Portland USATPM is a leader in property management, locally owned and committed to providing well-maintained communities for our residents. We are looking for a highly skilled and experienced Senior Property Maintenance Manager to join our team.
The Senior Property Maintenance Manager will play a critical role in planning, managing, and executing community maintenance projects. This role requires technical expertise, strong leadership skills, and a proactive approach to problem-solving. The successful candidate will manage the maintenance team, maintain building systems, and oversee preventative actions to keep our properties operating smoothly.
Key Responsibilities:
Project Management: Define project scope, set technical specifications, develop schedules, and manage material and equipment requirements. Handle subcontractor/vendor selection, bidding, and overall project execution to ensure cost-effectiveness.
Preventative Maintenance: Anticipate potential maintenance issues and implement preventative actions to ensure that all physical aspects of the community adhere to safety and operational standards.
Team Leadership: Provide management, leadership, and development for the maintenance team, including scheduling, duty assignments, and performance evaluations.
Unit Inspections: Perform unit inspections as needed and maintain accurate, orderly documentation for each unit.
Inventory Management: Maintain an organized inventory of community maintenance supplies and equipment.
Troubleshooting & Repair: Diagnose and troubleshoot issues with HVAC, electrical, plumbing, appliances, carpentry, etc., before scheduling repairs to minimize disruptions.
On-Call Services: Respond to emergency service requests on-call as needed, ensuring prompt resolution to urgent maintenance issues.
Lender Inspections: Oversee and participate in lender inspections and serve as the point of contact for portfolio-specific safety concerns.
Safety Training: Conduct CPR and safety training sessions for maintenance and office team members to ensure all staff is up to date with safety protocols.
Additional Tasks: Complete any additional duties assigned by the supervisor as needed.
Physical Requirements:
Ability to lift up to 50 pounds.
Regularly required to sit, stand, walk, talk, hear, and reach.
Frequent use of feet, legs, arms, and hands.
May be required to climb, kneel, or balance.
Ability to work at a computer and detect auditory and visual alarms.
Availability to work extended, flexible hours, including weekends, as needed.
Qualifications:
Experience: Minimum of 5+ experience in property maintenance management, preferably in multi-site management or large property portfolios.
Technical Skills: Proficient in HVAC, electrical, plumbing, and general carpentry. Strong problem-solving skills with the ability to troubleshoot and address complex maintenance issues.
Leadership: Proven experience in managing, training, and developing maintenance teams.
Safety-Focused: Knowledgeable in OSHA regulations and general safety practices; CPR certification is preferred.
Communication: Strong verbal and written communication skills; able to effectively coordinate with team members, residents, and vendors.

Salary: Starting at $100,000 plus quarterly bonuses.
