Job Title: Real Estate Specialist III Location: West Nyack, NY 2.5 Year Contract with Potential to Extend Customer demand for wireless data service keeps growing, and to stay ahead of demand, we're deploying new technology. Looking for an organized, self-starter with a background in real estate (preferably wireless industry) to assist with preparation and updating of real estate records, databases and systems essential for managing property leases, third party contracts and municipal/city/state build requirements for the ongoing operation of the wireless network. The preferred candidate meets the following criteria:
  • Working with Project Managers to help guide strategic decisions geared toward achieving the goals and making sure progress is accurately forecasted tracked and reported.
  • Creating customized reporting in FUZE.
  • Staying current on substantive and procedural developments in company directives/protocols and facilitate compliance with these new developments across the team(s) and the contractors reporting into your Real Estate Team.
  • Maintaining database systems and reports pertaining to cell site projects.
  • Hold regular scheduled meetings to review project status and gather updates, identify issues and gather impacted teams, internal and external, for resolution and communication on status and resolution.
  • Responsible for reviewing existing lease terms and negotiating Lease Agreement terms and conditions with potential landlords and facilitating signature of same.
  • Resolve sites in the current Jeopardy reports
  • Ensure the timely payment of rent, capital contribution, and one-time payments for newly commenced leases to include macro, small cell, IB.
  • Review, investigate, and process landlord written correspondence and invoices.
  • Coordinate requests between internal and external counsel.
  • Work with RF Design, Construction, and Real Estate teams to ensure new sites and modifications are in compliance with corporate guidelines.

  • Bachelor's degree or two or more years of work experience.
  • Strong communication skills, both oral and written.
  • Organized and process focused.
  • Flexible and able to prioritize with proven ability to multitask workload volume.
  • Strategic thinker & planner, anticipating common problems to successfully navigate around them.
  • Investigation & research skills
  • Collaborative, team player
  • Adeptness with MS office software (Word, Excel, PowerPoint, etc.)
  • Professionalism & integrity

Even better if you have:
  • A degree.
  • Experience with wireless leasing or zoning.
  • Data Base Management/Reporting.
  • Real estate background. Ideally, in commercial leasing/acquisition, property management, site acquisition, land use entitlements, or real-estate affiliated legal.
  • Capability to work effectively with a variety of partners, even in challenging situations across multiple disciplines (Real Estate, Radio Frequency, Construction, Regulatory, Planning/Budgeting) to provide comprehensive analysis and results.
  • Strategic thinker & planner, anticipating common problems to successfully navigate around them.
  • Investigation & research skills.
  • Experience with FUZE, Google Products & MS office software (Word, Excel, PowerPoint, etc.)
  • Systems integration/data management/integrity and reporting experience.
  • Knowledge of ODAS and IDAS cell systems.
  • Knowledge of Samsung and Nokia cell equipment
