White Lotus Group is a performance driven real estate investment services and property development firm with a history of delivering optimal asset value to our clients. We manage a diverse portfolio of properties throughout the Midwest region.

Summary:

The Property Technician is responsible for the preservation and upkeep of a 47-acre campus in the Grand Island area. This is a unique property that requires weekly site checks-ins and of the internal and external structures, along with performing all necessary groundskeeping duties.

The Property Technician is a key member of the property management team and must exercise sound judgement on behalf of White Lotus Group.

Key Responsibilities:

Perform daily inspections of all buildings, ensuring that there are no water leaks, broken pipes, trespassers, or damage that needs immediate attention.

Provide thorough reports and updates to the Commercial Property Manager on a weekly basis.

Perform basic maintenance and custodial duties as needed.

Oversee all third-party vendors who work onsite.

Maintain all groundskeeping duties related to mowing, removing debris, and running the irrigation system.

Establish and ensure that all safety procedures are adhered to while working on the property.

Must be available to be on-call for emergency situations related to the property.

Ability to work independently with little supervision.

Perform other duties and projects as assigned by the Commercial Property Manager.

Competencies:

Ability to lift or carry items up to 50lbs.

Ability to read and comprehend simple instructions, operating instructions, and procedure manuals.

Ability to work on roofs or above ground level.

Ability to communicate and express oneself clearly in conversations with others.

Ability to work proactively by doing what needs to be done prior to being asked to complete it.

Ability to withstand extreme weather conditions, strenuous labor, constant walking, kneeling, crouching, grasping, reaching, pulling, lifting, bending, and moving.

Education/Experience:

High school diploma or equivalent.

Prior property maintenance experience preferred.

OSHA safety policies knowledge.

Valid driver’s license, auto insurance, and reliable transportation.

Ability to pass criminal background check.
