Our growing company is currently in need of a responsible individual to fill the position of Maintenance Technician/CPO. This position will be responsible for overall maintenance of facility and property by performing the following duties which include but are not limited to inspecting, maintaining and repairing mechanical, electrical, and plumbing systems to ensure optimal operating results. Flexible scheduled required. Afternoons and weekends.

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Duties and Responsibilities

Completes minor and routine painting, plumbing, electrical wiring, carpentry, and other related maintenance activities using hand tools.

Notifies management concerning the need for major repairs when needed.

Replaces air filters as necessary.

Operates pressure washer as needed.

Delivers and/or picks up supplies when needed.

Applies general knowledge of carpentry, HVAC, electrical, plumbing, painting, pool and masonry work as needed.

Checks and adjusts lawn sprinkler systems.

Maintains own transportation for work purposes.

Attends all assigned meetings.

Performs other assigned duties.

Coordinate system repairs and monitor system performance.

Maintain adequate parts inventory and order items as necessary.

Maintain landscaping and snow removal.

Execute equipment audits and record-taking policies.

Respond quickly in the event of an emergency when on-call, notify appropriate personnel and follow safety protocol.

Ensure compliance with all safety and security protocols.

Maintenance Technician Skills

High school diploma/GED required.

Two years related experience or training; or equivalent combination of education and experience.

Plumbing experience preferred.

Physically capable of lifting 50 pounds unassisted.

Experienced in operating a variety of equipment, including snow blowers, lawn mowers and small hand tools.

Effective written and oral communication skills.

Able to work well with minimal supervision.

Ability to prioritize tasks and follow specified procedures.

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Ability to calculate figures and amounts such as proportions, area, circumference and volume.

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
