We are searching for a Full-Time Assistant Property Manager for our apartment community in Frankfort KY!
The Assistant Property Manager assist in all aspects of the operation of the property: general administration, maintenance, leasing, resident relations, collection of rent, and control of all personnel and resources; under the direction of the Property Manager, ensures the property is always maintained in good physical condition and with a stabilized fiscal operation.
Additionally, the Assistant Property Manager will be expected to perform the following tasks:
Assisting in driving to critical number expectations of 100% occupancy rate on a consistent basis
Assisting in ensuring 100% collection of all rent and fees in a timely manner
Assist in ensuring 100% compliance to company home standards around well maintained properties
Maintaining the Property Office and ensuring general office work is maintained at 100%
Supervise maintenance staff, including building maintenance manager, maintenance supervisor and any contract workers
Establish rotating schedule of personnel for emergency maintenance
Make regular follow-up inspections on maintenance work
Make regular inspections of grounds, including all common areas
Ensure timely payment of rents
Eliminate lost revenues due to vacancies
Assist in preparation of advertising and marketing programs
Assist in preparation of regular market surveys
Assist in preparation of weekly and monthly reports
Provide for resident recruitment, selection, qualification, lease administration and apartment preparation for move-ins in accordance with corporate policies and procedures
Ensure compliance with fair housing guidelines
Perform any other duties that may be assigned by the Property Manager or Senior Management
Position Requirements:
1-2 years of experience within the property management industry
Ability to be very active - walking, bending, standing and lifting up to 20 pounds.
Ability to legally operate a motor vehicle with a valid driver’s license
Completed High School Diploma/GED
Works calm under pressure and is able to follow through on commitments
Ability to be flexible and adaptable
Works with integrity and honesty
Strong work ethic - ability to move quickly, but have strong attention to detail
Strong organizational and planning abilities
Proactive/takes initiative/self-motivated
Strong written and oral communication skills
Strong computer skills

The Assistant Property Manager may work non-traditional hours, to include evenings or weekends in order to complete work. Employers may also require employees to attend company meetings and training programs; may require additional travel requirements outside of the assigned community.
Property employees are required to comply with the company uniform policy. A copy of the uniform policy is provided on the first day of company employment.
