Work Hours/Shift: Day shift M-F position with requirement to work off shift hours / off days when required to perform PM’s, corrective maintenance or be present when contracted repairs or renovations are occurring. You Will Be Responsible For:

Ensures, leads and facilitates departmental and organization-wide compliance with all life safety codes, infection control, environment of care, DNV, legal and all regulatory and accrediting agency requirements. Applies the principles of continuous quality improvementto measure, monitor and assess effectiveness and potential adverse effects of delivery of service to optimize improvement in services and/or prevent patient injury.

Facilitates the planning, development, and implementation of programs and services for areas of responsibility. Continuously monitors and evaluates systems and services to recognize opportunities for improvement. Works collaboratively with other departments to plan and implement services within the HWC (Health & Wellness Center) and other areas of the Wellness Plaza that meet the needs of the organization, its members, guests and employees.

Develops tracking systems for product usage, an inventory management system, and an annual budget to support needs. Consistently demonstrates cost effectiveness through efficient use of resources.

Facilitates the development of policies and procedures to meet departmental and organizational goals, collaborating with other teams as necessary. Assures that policies and procedures are appropriately approved and communicated.

Develops and maintains maintenance manual records all preventative maintenance, repairs, daily/weekly/monthly pool test results and all data required by OSHA, State and County regulations. Maintains files for equipment, vendor and repair information.

Provides scheduled pool maintenance to assure optimal function and cleanliness is the facility standard.

Reports and documents all equipment repair or replacement needs immediately to the Director as they arise.

Coordinates and oversees any outside services needed for repairs and maintenance of equipment and the facility.

Develops and implements an emergency plan and procedure manual for facility support systems. Provides MOD (Manager on Duty) emergency response training to assure a safe environment for members and employees.

Represents the Health & Wellness Center in a professional, courteous and enthusiastic manner.

QualificationsWhat You Will Need:

Computer skills required (Microsoft Word, Excel, PowerPoint).

Exceptional organizational skills required.

Ability to have flexible work hours based on job assignment completion.

Must be self-motivated.

Knowledge of ordering parts and supplies related to building maintenance and repairs.

Ability to prioritize assignments.

Competency for knowledge of and implementation of regulatory requirements from DNV, AHCA, OSHA, NFPA and other health care related agencies.

Must be able to demonstrate competence with building automation systems, DDC Controls, Fire Alarm, Fire Suppression, Boilers, Chillers, Air Handlers, HVAC/R.

Experience troubleshooting & repair of pumps, chillers, air handlers, heating and steam boilers, basic plumbing repairs.

Functional comprehension of how to read and interpret blueprints.

Mastery of pool chemical and pump operation

PeopleSoft work order management system preferred

High School Diploma or GED

Certified Pool Operator

4-years of experience in health care engineering or any combination of education, training or experience that provides the knowledge, skills and abilities required to successfully accomplish the assigned duties and responsibilities of the position.

Graduate of vocational technical training in HVAC/R or, Associates Degree in related field or 8-years industrial maintenance experience in lieu of advanced education.

Associates Degree preferred

Bachelor’s Degree preferred

4-years of supervisor or higher experience in a healthcare environment preferred

Valid Florida driver’s license

CPR/AED Certified preferred

Stationary Power Engineer License very desirable

Universal Refrigeration EPA License preferred

Must be able to demonstrate competence with building automation systems, DDC Controls, Fire Alarm, Fire Suppression, Boilers, Chillers, Air Handlers, HVAC/R.

Experience troubleshooting & repair of pumps, chillers, air handlers, heating and steam boilers, basic plumbing repairs.

Read and interpret blueprints.

Mastery of pool chemical and pump operation

Competent with Excel, Word, E-mail and use of the internet to find technical information to assist in the troubleshooting of equipment repairs.

Job Summary: Reporting directly to the Director of Facilities AdventHealth Wesley Chapel, and in collaboration with the Director of the Health & Wellness Center; the Maintenance Supervisor leads the day to day operations of maintaining a fully operational and well-maintained facility and grounds. Works collaboratively with other departments to plan and provide services within the Wellness Plaza that meet the needs of the organization; its members, guests and employees. Responsible for building systems in the following areas:

Building maintenance

Pool maintenance

Grounds maintenance

Prioritizes, coordinates, and assigns work through verbal instructions/directions, hospital work requests, and requests from upper management. Monitors routine and preventative maintenance activities to ensure utilities, environmental systems and other building systems operate properly and efficiently.
