We are looking for a Full Time Maintenance Director for Summerfield Senior Living, this is a Monday to Friday position.

Key Accountability

Responsible for ensuring the overall physical plant of the community and grounds are in working order. They are to ensure a safe environment for both residents and team members.

Duties

Directs, coordinates, and completes physical plant services to maintain the building and grounds of the community in working order maintaining a clean and organized environment.

Assures compliance of Life Safety regulations including training of team members.

Routinely inspects the physical plant and provides routine preventative maintenance and janitorial duties within acceptable standards of practice.

Coordinates, directs, and documents required fire drills and fire drill training on a monthly basis.

Check maintenance book/work orders for any jobs that need to be completed.

Schedule, perform and log all safety tests (Fire Alarm, pull cords, etc.)

Perform preventative maintenance to keep the building and equipment in good working condition.

Document work in the Preventative Maintenance log.

Work with vendors to schedule and monitor contract work.

Manage and monitor department budget.

Supervise, manage, train, coach and counsel the housekeeping team.

Prepare vacant rooms to a rent ready condition within 72 hours of a move out.

This may include, but is not limited to, the following:

b. Clean or replace window coverings.

c. Patch, paint, clean and caulk bathrooms.

d. Contact and schedule contractors when necessary for carpet, vinyl, tub cuts, etc.

f. Work with the Housekeeping staff to ensure room is cleaned.

g. Complete final walk through of room when all work is completed.

Issue, cut and secure all keys. Issue and log all sensor cards if applicable.

Requirements

Must be at least 18 years of age.

Have current criminal record clearance prior to initial presence in the community.

Able to communicate written and orally in English.

Passed post offer health physical and drug screen.

TB test results within 7 days of hire and a health screen within 30 days of hire (when transferring test results TB or health screen will not be older than 6 months)

Two years of experience in maintenance related activities.

High School diploma or equivalent.

Effective written and oral communication skills

Knowledge of state regulations, health laws and OSHA regulations.

Basic knowledge of State Health and Safety Codes.

Must have working knowledge of electrical, plumbing, HVAC, fire suppression, fire irrigation and emergency call systems.

Strong organizational skills including ability to follow-up, detail-oriented, ability to multi-task.

Able to complete basic maintenance services such as painting, simple plumbing, carpet removal, and equipment repair.

Must be able to lift up to 60 lbs, carry up to 40 lbs, push/pull up to 50 lbs, constant standing, walking and reaching required
