Maintenance Technician
California, Los angeles, 90001 Los angeles USAWe are a small family-owned company looking for a thorough Maintenance Technician to service our multifamily apartment buildings. Person will take responsibility for completing work orders and other required tasks to upkeep good condition and functionality of properties.
Maintenance Technician duties and responsibilities
Perform minor electrical repair and installation (replace light bulbs and sockets, install ceiling fans and fixtures, install smoke detectors, and replace circuit breaker panels etc.)
Maintain and repair plumbing systems (replace faucets, replace stems, install garbage disposals and traps, minor soldering of copper pipes and fittings, operate snake and clean out stoppages, etc…)
Knowledge of heating systems (install wall heaters, replace gas valves, replace bathroom heaters)
Maintain and repair locks, locking mechanisms, closers, doors, and controllers.
Perform manual repairs when necessary (fix locks, replace windows etc.)
Install vinyl laminate floors.
Undertake activities of pest control such as spraying insecticide
Conduct general upkeep of buildings (clean, when necessary, occasional tree trimming.
Maintain a clean and safe work environment.
Identify and correct hazardous property conditions. During normal course of duty, look for needed maintenance and liability hazards and repair/report to Property Supervisor.
Minor repair of appliances (clean orifices, troubleshoot problem and report to supervisor.
Repair/replace any apartment material within scope of management responsibility.
Perform preventive maintenance on equipment and apartments.
Respond to maintenance requests of plumbing, electrical, heating, and general repairs in an apartment setting.
Handle repair work on walls, floors, doors, and woodwork
Alert appropriate authorities of any malfunctions in the building
Respond to emergency situations in a prompt manner.
Document work performance and materials procurement as directed.
Completes work-orders in an effective and timely manner.
Fixes potential safety hazards to avoid injuries.
Prepare vacant apartments for move-in.
Apply touch-up paint as needed to apartments and outside areas as needed.
Ensure all repairs/replacements necessary for apartment to be ready for move-in are completed.
Ensure all trash from apartments is removed before, during and after make-ready activity.
Maintenance Technician qualifications and requirements
Minimum 2 years related experience performing maintenance tasks.
High school diploma or general education degree (GED)
Must have a valid California Driver’s License
Will be subject to a Background/Physical
Must be eligible to work in the United States
Bilingual English/Spanish a plus
Any additional relevant certification will be considered an advantage (HVAC, Trade License etc.)
Advanced understanding of electrical and plumbing systems
Knowledge of section 8 required repairs and rent ready issues.
In depth knowledge of general maintenance processes and methods
Applicable knowledge of tools, common appliances, and devices
Manual dexterity and attention to detail
Problem solving aptitude.
Excellent communication, negotiation skills and customer orientation
Ability to handle physical workload.
Ability to operate various power tools.
Must have own set of tools.
Must own a pick-up truck.
Travel from property site to site
Schedule:
Schedule: (Monday - Friday (8:00 a.m. - 5:00 p.m.)
Occasional weekend
Compensation:
The estimated hourly cash salary for this role is $24-28/hour.
