Regional Property Manager
Due to continued growth, a nationwide property management company is seeking a Regional Property Manager for AZ Portfolio to join the team! The position will be responsible for the overall management and financial success of a portfolio of multi-family communities. Personnel:
-Provide ongoing training and motivation for Community Manager(s), as well as ongoing supervision and performance evaluation.
-Conduct work sessions for managers and staff members to include assistant managers, leasing personnel and maintenance personnel.
-Direct and control all on-site employees under his/her supervision.
Financial:
-Develop and set project goals to maximize revenue and control expenses.
-With the assistance of the community staff, prepare annual budgets. Review and submit.
-Analyze monthly statements and variances for each property and report those variances to the owner.
-Maximize revenue by control of expenses and/or improved income.
-Analyze and approve expenditures in the +/- 5% range
Business Plan:
-Communication, implementation and follow up of corporate objectives for each property.
-Make weekly routine inspections of properties to insure compliance with Company policy and to review project operation.
-Recommend maintenance and capital improvements for each property and continually act in a manner such as to maintain and enhance the value of the assets under his/her supervision.
-Prepare scope of work, bid package and contract for all capital improvements.
-Accommodate and tour visitors, such as investors, bankers and brokers/dealers.
Administration Management:
-Communicate appropriate information between properties and corporate management to avoid negative legal consequences.
-Act as liaison between upper management and site personnel.
-Review, recomment and implement salary adjustments of site personnel.
-Responsible for full compliance with the management procedures. Fully document, in written form, the relationship with corporate management.
-Responsible for all necessary measures so that all projects operate in compliance of all local, state and federal law.
Supervisory Responsibilities:
-Manages over 7-8 Community Managers and 120 employees. Responsible for the overall profitability and financial direction, coordination, and evaluation of the communities under his/her supervision. Carries out supervisory responsibilities in accordance with the Company's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and Experience:
-College degree in a related field and/or minimum 5 years supervisory property management experience
