HVAC technician /Apartment Maintenance

Summary/Objective
This position will be responsible for installing, repairing, and performing maintenance on a variety of systems and components in a residential setting. Areas of maintenance include but are not limited to HVAC systems, electrical components and plumbing systems. Daily oversight of Maintenance team.

1. Maintenance and repair of property.
a. Maintenance of the exterior grounds, interior and exterior maintenance of the property buildings.
b. Picking up trash, debris around the properties and properly disposing in trash receptacles or storage areas.
2. Various HVAC duties including:
a. Assist with service calls and maintenance repairs in apartment complex.
b. Troubleshoot and repair HVAC systems when necessary.
3. Light electrical duties including:
a. Installing electrical systems, light fixtures, electrical outlets, and circuit breakers.
b. Threading conduit ends and connecting couplings and conduit fittings using appropriate tools.
c. Hooking up appliances for power.
d. Installing ceiling fans.
e. Changing light bulbs and AC filters.
f. Troubleshooting electrical problems.
4. Light carpentry skills including:
a. Installation and patching drywall within the buildings.
b. Internal and external sanding and light touch up painting.
c. Minor building projects.
5. Light plumbing duties include:
a. Assisting with installation, repair and maintenance of pipes used for water distribution and wastewater disposal.
6. Maintain confidentiality in all matters pertaining to clients, staff, and any other information this position may be privy to.
7. Act as a representative of Oaks on Bandera Apartments at work and in the community by representing a favorable image of the Company to all outside contacts with courteous and tactful behavior toward clients, visitors, and other staff.
8. Dress in an appropriate manner according to the dress code.
9. Able to work well under pressure.
10. Responsible for being at work, on time, per the established department schedule.
11. Practice in compliance with the Code of Ethical Conduct.
12. All other duties and/or special projects as assigned by Management.
Work Environment
The physical environment requires the employee to work both inside and outside in heat/cold, wet/humid, and dry/arid conditions. This position routinely uses standard hand and power tools such as drills, saws, pliers, wrenches, screwdrivers.
Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
This position requires long periods of walking and standing, periodic sitting, bending, kneeling, stooping, and crouching. This position requires lifting and/or moving items up to 50 pounds as well as specific vision abilities such as close vision, distance vision, and the ability to adjust focus.
Position Type/Expected Hours of Work
This is a full-time position, and the schedule is Monday through Friday 8:00 am until 5:00 pm including holidays or as scheduled by the Facilities Manager. May need to work weekends on emergency basis.
Required Education and Experience
High School Diploma or GED equivalent. Certification from an approved HVAC trade school. CPO certification preferred. 1-2 years of experience in residential maintenance including HVAC, electrical and plumbing skills. Ability to use hand and power tools in a safe manner.
General Qualifications
Must have a valid driver’s license and good driving record. Must have good customer service skills, as well as good verbal and written communication skills, basic computer skills, and the ability to be a self-starter with minimal supervision.
