Position: Site Superintendent Residential Construction

Location: San Francisco and Southern Marin County

Given the firm's entrepreneurial culture, the roving site superintendent will play a fundamental role in helping drive our day-to-day and future success from this strategically important position. Candidates must have significant and relevant experience in high-end residential construction, including additions, alterations, and new construction.

Job Description:

Roving Site Superintendent is to provide site coordination for all phases of the construction process, including coordinating subcontractors, materials, and equipment, ensuring that specifications are strictly followed, and work is proceeding on schedule and within budget. The superintendent shall be responsible for scheduling, inspections, quality control, and job site safety. Provide leadership, training, and direction to all site personnel, including employees/subcontractors. Duties are to be performed at high professionalism and moral standards, ensuring that the projects’ goals of safety, cost, and schedule are maintained throughout the work. The Roving Site Superintendent will typically cover 2 to 4 active jobs at a time.

Responsibilities:

· Review all contracts, project documentation and plans to ensure the work in the field is built to specifications. Ability to review and understand potential changes in scope or existing condition issues

· Oversees the work being completed by vendors and subcontractors to ensure timelines and service quality are up to the company standards

· Communicating and meeting with the Project Manager, subcontractors, and clients to resolve issues in a timely manner

· Maintain open communications with subcontractors reviewing deliverables on a weekly basis with daily updates expected, as a minimum standard

· Ensure all subcontractor contractual requirements are being fulfilled

· Ensure subcontractor has corrected all deficiencies identified by project team

· Perform daily punch list walk-through with subcontractors to minimize project closeout efforts

· Interface directly with the construction management team, utilizing construction knowledge and tools to manage the work

· Attend regularly scheduled meetings including designated weekly engineering and contractor meetings, internal weekly and monthly targeting, and operations meetings

· Review forecast and update both costing and scheduling on a weekly basis with support from the Project Manager while maintaining an understanding of daily work activities

· Review contractor weekly updates with subcontractors to ensure that all safety, commercial, and schedule items are dealt with on a timely basis

· Maintain/review appropriate documentation throughout the project including Change Order logs, RFI Logs, and Submittal Logs

· Help coordinate all trade contractors and help establish workflow and priorities. Work out any layout problems, ensure trade contractors’ proper performance. See that they get timely inspection of their work.

· Verify and approve subcontractor and vendor invoices for completed, satisfactory work.

· Track, code, and report on construction costs.

· Overseeing multiple jobs, coordinating site efforts including scheduling, city inspections, obtaining city permits and approvals from respected municipalities.

· Enforce safety protocols to ensure job site consistently meets or exceeds OSHA safety standards. Promote and support a positive Incident and Injury Free Safety Performance

· Formulate and manage micro-schedules (2-Week Look-a-Head). Assist in planning work schedule determining manpower levels, material quantities, equipment requirements, etc. at least two (2) weeks in advance

· Coordinate required inspections with local jurisdictions

· Identify conflicts in construction progress and communicate them to project team for resolution

Qualifications:

Minimum (10) years of work experience in a professional construction management/ general contracting environment with a focus on high end residential

7+ years of experience as a construction, Site Superintendent in the high end residential market

Experience as lead Superintendent on large scale high end residential projects

Ability to read plans and interpret specifications

Experience managing non-union trades and specialty trades with onsite personnel over 15 people

Have proven experience building high end residences

Proficiency in computer software including Microsoft Word, Excel, MS Project, experience with Procore is required.

Experience with industry specific software and technology (e.g., BIM, Microsoft Project, Blue Beam), a plus

Proficient in reading and interpreting documents such as construction plans, safety rules, procedure manuals, schedules, RFIs, etc.

Ability to work independently and make significant, effective decisions

Complete fluency in project Architectural, Structural, and MEP plans

Proactively maintain safe, presentable, and orderly general site conditions

Current CPR and First Aid certification helpful
